Clean Financials First
Nothing increases a motel's value more cheaply than clean, credible financials. Buyers discount what they can't verify. Three years of tidy accounts, a clearly presented Adjusted Net Profit, and reconciled figures remove doubt — and doubt is always priced in.
Do this before anything else: it costs little, and every other improvement is worth more when the numbers underneath are solid.
Grow Profit, Not Just Revenue
The fastest route to a higher sale price is higher Adjusted Net Profit — because value scales directly from it. Small, compounding operational gains are more valuable than they look: improved occupancy through better channel management, a higher average room rate through smart pricing, trimmed costs that don't touch guest experience.
Even one year of demonstrably improved profit changes the story a buyer sees. Two years changes the price.
Refurbish Where the Return Is Real
Refurbishment increases value when it increases what guests pay or how many nights they book. Bathrooms and beds drive rate. Street presence and photography drive enquiry. A full renovation that the market can't charge for is money spent, not invested.
Before spending, ask: will this lift ADR, occupancy, or buyer perception? If the honest answer is no, keep the cash — buyers price deferred maintenance, but they don't pay dollar-for-dollar for polish the market won't reward.
Fix the Presentation Layer
Your online presence is part of the asset: OTA review scores, listing photos, website quality, and booking ease all shape buyer confidence in the income stream. Poor reviews suggest future revenue risk; strong scores support the profit story.
Finally, prepare the operation: documented systems, a business that doesn't depend on you personally, and a clean maintenance slate. A motel that runs itself commands a premium — buyers pay for businesses, not jobs.
Time the Market Deliberately
Selling into strength — a rising local economy, healthy tourism, low competing supply — supports better outcomes. Selling while the town waits for a major project or during an industry downturn works against you.
A confidential appraisal before you commit to a strategy tells you what your motel is worth today and what specific improvements would be worth making. Sometimes the answer is 'sell now'; sometimes it's 'six months of work, a materially better price'.
